What does exist is a set of well-defined eligibility tracks — investors, entrepreneurs, specialised talent, students, humanitarians — each with real thresholds and real evidence requirements. Who qualifies — investors

Property investors

Own qualifying real estate worth AED 2M+ in designated freehold areas. As of April 2026, a bank guarantee can replace the 50% upfront cash requirement. Off-plan properties where more than 50% is paid are now eligible.

Business investors

Capital investment of AED 2M+ in a UAE company, or proof of an SME registered with a recognised business incubator.

Entrepreneurs

Founder of a UAE project valued at AED 500,000+ with approval from an accredited incubator, or a previous successful exit.

Digital nomads converting

2026 category. Existing UAE digital-nomad permit holders meeting income and tenure thresholds can now convert to Golden Visa.

Who qualifies — talent & merit

Specialised talent

Doctors, scientists, PhD holders, creatives, sports figures — and (new in 2026) green-economy and sustainability professionals. Requires endorsement from the relevant UAE authority.

Top students & graduates

UAE school graduates with 95%+, or top university graduates from Emirati or globally ranked universities.

Humanitarian contributors

2025 track. Distinguished employees of international and regional organisations, award recipients, and contributors to approved Waqf (charitable endowments).

Blue Visa

2025 introduction. 10-year residency for individuals with exceptional contributions to climate action, environmental protection, or sustainability innovation.

The 2026 process, step by step

  1. Eligibility screening. We run your profile against the federal ICP rules and the GDRFA's Dubai-specific criteria. Rejections at this stage cost nothing.
  2. Nomination or direct application. Some tracks route through nominators (Abu Dhabi Residents Office, Dubai Culture, etc.). Others go direct.
  3. 180-day multi-entry permit. Applying from abroad? On in-principle approval, you get 180 days to complete medicals, background checks, Emirates ID.
  4. Unified platform submission. Since 15 April 2026, GDRFA and the Dubai Land Department share a single real-time portal. Target decision window: under 5 working days for property-linked applications.
  5. Medical, biometrics, Emirates ID. In-person, one appointment cycle.
  6. Stamping and family sponsorship. Spouses, children of any age, and unlimited domestic helpers can be sponsored under the primary holder.

What stays true for ten years

Golden Visa holders do not need a minimum stay in the UAE. You can live abroad and keep the residency valid — unlike the standard residence visa, which cancels after six months outside the country.

You can sponsor family independently of an employer. You can open a business, buy more property, and change activities without visa disruption. Renewal at year 10 is subject to continuing to meet the original category rules.

Golden Visa — frequently asked

Does the Golden Visa give me UAE citizenship?
No. It is a 10-year renewable residence permit. The UAE does not operate a citizenship-by-investment programme. Naturalisation exists but is rare, discretionary, and not tied to the Golden Visa.
Will a Golden Visa make me tax-resident in the UAE?
It gives you the legal right to become tax-resident, but residency for tax purposes is determined by days of physical presence (183+ days, or 90+ days with permanent home and economic ties) and by your home country's rules. US and Eritrean citizens remain subject to citizenship-based taxation regardless. We are not tax advisors — we connect you with ones who specialise in your home jurisdiction.
I bought an off-plan property. Can I apply now?
Under 2026 rules, off-plan properties where you have paid more than 50% of the price are eligible. Completed properties of AED 2M+ value qualify directly. We check the SPA and payment receipts before filing.
My employer sponsored my current visa. What happens if I change jobs?
Golden Visa is self-sponsored. It detaches you from employer sponsorship entirely. You can change jobs, start a business, or take a sabbatical without visa consequences.
Can I apply if I have a previous visa rejection or overstay?
Previous rejections and overstays are disclosed on application and reviewed case-by-case. They are not automatic disqualifiers. Honesty on the application form is critical — omission is treated more seriously than the original issue.
My parents are abroad. Can I sponsor them?
Yes, Golden Visa holders can sponsor parents under specific conditions, including demonstrable financial support and health insurance. We prepare the parent file alongside the primary application.
